Every individually-tenanted unit or address you manage — a single-family home, one unit inside a multi-family building, or a commercial space — counts as one property toward your tier's limit. A 10-unit apartment building, for example, counts as 10 properties, not 1, since each unit has its own tenant, lease, and rent history.
